Job Description:
The Residential Property Manager protects our clients’ investment properties by keeping accurate record, maintenance and occupancy of our residential properties (i.e. single-family homes, townhouses). Ultimately, we are trusted to take care of their home as if it were our own. The individual serves as the main liaison between Tenants, Vendors and Landlords, maintaining good relations, handling requests for maintenance or repairs, negotiating renewals, inspecting property and other property management related tasks.
In order to be selected as a candidate, the person should be reliable and responsible. This person should also be very organized, highly detailed, and be able to complete work order requests in a timely manner. Excellent with computers and technology as we are a paperless office. A friendly personality with strong communication skills is also highly valued. We are looking for a team player who is trustworthy and takes pride in their work.
Directly reports to: Manager
Type: Full-Time
Job Responsibilities:
The Residential Property Manager’s responsibilities include, but are not limited to: Onboarding New Properties:
o Gathering all required documents from owner or property management
o Setting up property in AppFolio
Leasing:
o Advertising vacancies to prospective Tenants
o Screening applicants for credit and background checks
o Negotiating lease terms
o Move In inspections
o Renew expiring leases
Maintenance:
o Process and complete work orders for the repair and maintenance of each property. o Be available on-call for after normal business hour emergencies
Tenant relations:
o Resolve rent delinquencies
o Resolve questions with tenants regarding their lease, tenant ledger, renewals,
terminations, HOA notices, etc.
o Move Out inspections
Vendor relations:
o Identify and nurture good vendor relationships with contractors and consistently follow
up on work orders.
o Unlike multi-family apartments, we don’t have in-house maintenance department so
the Property Manager will need to call contractors and obtain bids.
o Approve bills
Homeowner relations:
o Consistently keeping the homeowner up to date regarding their investment property
and advising them on the best actions to take for their property.
o Review and prepare monthly Owner Statements.
o Be able to answer questions about their monthly Owner Statements.
Travel:
o Some travel to properties (i.e. move in inspections, move out inspections).
Job Qualifications:
Required:
o Active Georgia real estate license
o 1-2 years of property management
o High school degree or diploma
o Authorization to work in the United States of America
o Valid driver’s license and reliable transportation (min travel required)
o Excellent computer skills (understand the difference between emailing CC and BCC,
Reply All, use Google Calendar, how to use conference call tools like Google Meet,
Zoom)
o Microsoft Office experience (mainly Word and Excel)
o Windows 10
o Willingness to undergo background check in accordance with local laws and regulations
Preferred (but not required):
o Knowledge of basic accounting and bookkeeping experience
o Experience with multiple listing services (MLS) such as FMLS and GAMLS
o Experience with AppFolio property management software
o Experience with Dropbox online cloud storage
o Experience with RingCentral phone system
o Speak, read, and write in a second language (i.e. Korean, Spanish, Chinese) proficiently
