Job Title: HVAC Supervisor – Fan Coil Unit Maintenance (Air Conditioning)

Location: Cartersville, GA

Reports To: Project Manager

Position Summary

The HVAC Supervisor will oversee and perform maintenance, troubleshooting, and repair of Fan Coil Units (FCUs) and related air conditioning systems. This role ensures that all HVAC equipment operates efficiently, safely, and in compliance with company and regulatory standards. The Supervisor will manage a small team of technicians, coordinate schedules, and provide technical expertise to maintain optimal indoor air quality and climate control.

Key Responsibilities

Supervision & Coordination

Lead and supervise HVAC technicians performing FCU maintenance and related HVAC work.

Assign daily tasks, monitor progress, and ensure quality standards are met.

Coordinate with other departments to minimize downtime and service disruptions.

Technical Maintenance & Repairs

Perform preventive and corrective maintenance on Fan Coil Units (FCUs) including coil cleaning, filter replacement, valve checks, and motor servicing.

Troubleshoot and repair FCU system issues including airflow, temperature control, and water leakage.

Ensure proper functioning of thermostats, actuators, and other HVAC control devices.

Inspect and maintain associated air conditioning equipment (chillers, pumps, AHUs, ducting, etc.).

Compliance & Safety

Ensure maintenance activities comply with safety standards and environmental regulations.

Maintain accurate service records, checklists, and reports for FCUs and HVAC systems.

Conduct safety briefings and enforce company policies regarding safe work practices.

Training & Development

Train and mentor junior HVAC technicians on FCU maintenance procedures.

Promote best practices in troubleshooting, repair, and preventive maintenance.

Inventory & Reporting

Monitor and manage spare parts, tools, and consumables for FCU maintenance.

Prepare reports on equipment performance, downtime, and maintenance activities.

Preferred Experience:

5+ years of experience in HVAC maintenance, with at least 2 years in a supervisory or lead role.

Hands-on experience with Fan Coil Units (FCU) and related air conditioning systems.

Knowledge of chilled water systems, controls, and preventive maintenance programs.

Skills:

Strong troubleshooting and problem-solving ability.

Ability to read and interpret HVAC drawings, schematics, and manuals.

Excellent leadership, communication, and organizational skills.

Basic computer literacy for maintenance reporting systems.
