CMC Real Estate Group is a local growing property management company located in Suwanee, Georgia. We are looking to grow our small team of 6+. Our portfolio consists of 13 privately owned commercial retail single- & multi-tenant shopping centers located in Suwanee, Duluth, Lawrenceville, Buford, Cumming, and surrounding areas. Our company is growing! We are bringing on new property faster than we can hire!

Job Description:
The Commercial Property Manager oversees the day-to-day property management issues and maintains the properties. The individual serves as the main personal contact between Tenants and Landlords. The Property Manager’s overall goal is care for our clients’ assets and maximizing revenue for the portfolio.

In order for the person to be selected as a candidate, the person should be an analytical thinker, attentive to contract detail, and able to work independently. This person should also be very organized and have very strong verbal and written communication skills. Person should be excellent with technology and computers as we are a paperless office. We are looking for someone who knows how to find answers for him/herself by utilizing available resources and takes pride in their work.
*Korean speaking highly valued (many of our clients are Korean) but not required!*

After the 30-day probation period, employee benefits include 9 paid holidays, 10 Paid Time Off days, flexible work hours, remote work flexibility, and health and dental insurance.

Job Responsibilities:
The Commercial Property Manager’s responsibilities include, but are not limited to:

Accounting (for property):
1. Approve invoices/bills for payment
2. Review monthly Financial Statements for accuracy
3. Approve Monthly Management Fees
4. Approve Monthly Budget and Distributions to Owners
5. Pay property’s Real Estate Taxes
6. Annual Operating Expense Reconciliation/CAM

Operations & Maintenance:
1. Adhere to any Community Association rules & regulations
2. Review property is in compliance with codes, health, safety requirements including government requirements (i.e. backflow, sprinkler inspections, elevator inspections, water hydrants, grease trap manifests)
3. Maintain common areas (i.e. roof, landscape, parking lot, side walks)
4. Document and complete Work Orders in system, collect photos, review lease if Tenant or Landlord responsibility
5. Respond to after-hours emergencies (i.e. fire, flood, security, structural damage)
6. Work with insurance agents as needed

Tenant Contract Compliance:
1. Onboard new tenant leases: review executed lease, prepare Lease Abstracts, enter new tenant information into system
2. Collect sales figures from tenants as required by lease
3. Answer tenant balance or lease inquiries
4. Notify non-compliant tenants of any violations (i.e. improper business use, parking, illegal dumping, etc.)
5. Notify tenants of any non-payment of rent
6. Tenant Move Out: schedule move-out date with tenant, collect forwarding address, inspect suite upon move-out, charge tenant for any damages, process security deposit refund or balance owed with accounting

Leasing:
1. Tenant Renewals: Monitor for expiring leases, analyze market for renewal offer with client, present tenant with renewal offer, draft Renewal, execute
2. Tenant Amendments: discuss changes with client, collect fees, draft Amendment, execute
3. Tenant Assignments: Collect application, screen new tenants, draft Assignment, execute

Travel:
• Some travel to the properties

Job Qualifications:
• Required:
o High school diploma or associate degree
o Authorization to work in the United States of America
o 2-4 years of commercial leasing and/or property management experience (residential is not applicable)
o Active Georgia real estate license
o Valid driver’s license and reliable transportation
o Excellent computer skills (understand the difference between emailing CC and BCC, Reply ALL, use Google Calendar, how to use virtual conference call tools like Google Meet, Zoom)
o Intermediate to advance level Microsoft Office experience (mostly Word and Excel)
o Windows 10 experience
o Willingness to undergo background check in accordance with local laws and regulations
• Preferred:
o 1-2 years of basic accounting and bookkeeping experience
o Experience with AppFolio property management software
o Experience with Dropbox cloud storage software
o Speak, read, write
