Job Description
Electrical Manager

•      Employment Status: Full-Time                                             
•      FLSA Status: Exempt status                                            
•      Location: Ellabell
•      Reports to: Facility Manager                                                              
•      Department: Facility Management                            
•      Supervisory Responsibilities: Yes
•      Salary Range: $80k ~ $100k
•      Vacation: 12 days

Summary
The Electrical Manager supports the overall facility management operations, working closely with the Facility Management Manager to ensure efficient and effective facility utilization, maintenance, and improvement. They assist in developing and implementing strategies to optimize facility performance and enhance occupant experience. Responsibilities include coordinating maintenance activities, managing budgets, ensuring compliance with safety and regulatory standards, and overseeing vendor contracts and relationships. The Electrical Manager also assists in space planning, security protocols, project management, and leading facility staff. They play a vital role in maintaining a safe and functional environment while supporting the Facility Management Manager in achieving organizational goals.

Qualification Requirements

Minimum Qualifications
• State approved Class II or Electrical Contractor License required
• Education: Bachelor’s degree in electrical engineering or related area.
• Over 5 ~ 10 years professional experience in live facility maintenance preferred.
• Must be fluent in English; proficiency in Korean is preferred.
• Experience with Korean company/culture preferred.
Knowledge, Skills and Abilities

Knowledge:
• In-depth knowledge of electrical parts, components, and systems.
• Understanding of plumbing systems, electrical systems in facilities, mechanical systems, air compressors, boilers, wastewater treatment, HVAC systems, fire protection systems, landscaping, and building facility repair.
• Familiarity with industry standards and regulations related to electrical parts.
• Knowledge of electrical manufacturing processes, materials, and quality control methods.
• Understanding of inventory management principles and practices for electrical parts.
• Knowledge of maintenance and repair procedures for electrical equipment.

Skills:
• Strong technical skills to identify, assess, and troubleshoot electrical part issues.
• Proficiency in reading and interpreting electrical diagrams, schematics, and specifications.
• Ability to use relevant tools and equipment for electrical part inspection, measurement, and assembly.
• Knowledge of electrical testing and measurement techniques.
• Attention to detail and precision in handling and fitting electrical parts.
• Excellent organizational skills to manage and track inventory of electrical parts.
• Proficiency in using relevant software for inventory management and documentation.

Abilities:
• Strong problem-solving skills to analyze and resolve mechanical part-related issues.
• Ability to assist in planning and coordinating the procurement and sourcing of mechanical parts.
• Capacity to work collaboratively with cross-functional teams and external suppliers.
• Effective communication skills to interact with vendors, engineers, and other stakeholders.
• Ability to work in a fast-paced environment and prioritize tasks effectively.
• Capacity to adapt to changes in technology and industry trends related to mechanical parts.
• Strong commitment to maintaining safety standards and adhering to regulations.

Essential Functions

1. Career
• Those who have completed major education in the electrical field (holding a certificate)
• U.S. electrical safety management laws and procedures for reporting changes to permits and licenses when repairing or expanding facilities
• Those who have experience in similar business types, transferring and operating electrical facilities, and managing the organization
• Experience in annual work such as electrical facility construction management, inspection, maintenance, and replacement cycles
• Procedures for reporting to relevant organizations when electrical accidents (personal injury, equipment) occur
• Review of appropriateness of electricity rate calculation method and electricity usage contract

2.  Electrical facility operation management
• Calculating appropriate capacity for new load expansion, unbalance, emergency load, etc.
• Circuit breaker (VCB, ACB) insertion and withdrawal method and protective relay setting value setting, operating principle, fault current calculation
• Calculating transformer capacity, temperature management criteria, voltage change method (tab adjustment)
• Understanding of electrical drawing review, modification, and sequence control analysis
• Inspection, maintenance, and standby power (UPS, emergency generator) management plan for electrical facilities (breakers, transformers, high-voltage capacitors)
• Understanding the circuit breaker switching order and emergency generator starting principle during power outage work
• Standards for wearing safety protective gear and using discharge equipment by voltage
• Experience in using measuring equipment and analyzing measurement data (thermal imaging, power distribution meter, leakage current meter, ground resistance meter, power analyzer, etc.)

Work is performed in a variety of environments ranging from the office to construction sites, which may involve working near moving mechanical parts, equipment, or machinery on rough or uneven surfaces, and exposure to dust, noise, chemicals, odors, gas, oils, fumes, extreme temperatures, or heights. May occasionally be exposed to inclement or hazardous conditions including but not limited to inadequate lighting, workspace restrictions, and intense noises and travel; requiring moderate physical activities.
