*****Project Control Manager*****
Responsibilities
[Project execution]
* Guide and direct resolution of project issues and complex control problems.
* Interact with clients, attend regular meetings, and provide reports.
* Maintain and manage the cost report and provide regular updates on financial position. Provide forecasts and cash flow with variance analysis in the project to support decisions and evaluate alternatives.
* Utilize information from ERP (or similar) and input to cost report and validate spending.
* Recommend and customize project control system to satisfy project requirements.
* Evaluate contractor invoices prior to submission into client Finance systems for pre-approval.
* Develop, validate, and maintain the project schedule.
* Maintain and manage communication-related to a potential legal dispute with stakeholders. Support Project Manager to negotiate with clients, sub-contractors, and external authorities.
* Perform asset surveying and cost controls throughout the project life cycle.
* Coordinates project change order management, creation, negotiation between Project Manager and Clients.
[Proposal]
* Develop cost plans and estimates through the design phase, delivering updated cost plans at appropriate milestones.
* Provide commercial input into value engineering exercises.
* Review contractor and subcontractor pricing and leading negotiations on behalf of the client to drive fair contract prices.
[Post-Contract]
* Ensure that post-contract cost variances and change control processes are managed effectively.
* Ensure that cost auditing and valuation work is managed effectively and that a robust process for cost validation is in place.
* Ensure that final accounts are negotiated and agreed in a timely manner.
* Compile as-built cost estimate records for benchmarking purposes.
Qualification
* Able to perform PCM duty for multiple projects.
* Bachelor’s degree or equivalent combination of training and experience
* 5 - 10 years’ experience in a related position
* Basic knowledge of construction industry
* Proficiency of MS Office products (Word, Excel, PowerPoint, etc.)
* Ability to manage multiple priorities with a close attention to detail
* Bilingual (English/Korean) communication skills (written/spoken) is a plus, but not a must

Responsibilities
[Project execution]
* Leads the overall mechanical systems engineering and technical clarification on large and/or technically complex projects.
* Prepare, schedule, coordinate, and monitor the projects related to assigned technical area.
* Monitor compliance to applicable codes, practices, QA/QC policies, performance standards and specifications.
* Interact daily with the clients to interpret their needs and requirements and represent the company in the field.
* Perform overall quality control of the work (budget, schedule, plans) and report regularly on project status.
* Anticipates, identifies, and plans work plan required to meet project deadlines. Effectively adapts to changing needs and priorities. Solve day-to-day and long-term staffing, budget, and quality issues with the appropriate people (PM, Site head) in a constructive manner.
* Review engineering deliverables and initiate appropriate corrective actions.
* Maintain control of all project documentation.
* Coordinates and maintains special inspection documentation for the project.
* Actively shares and presents lessons learned and suggests continuous improvement initiatives within the mechanical discipline.
[Proposal]
* Develop cost plans and estimates through the proposal & design phase, delivering updated cost plans.
* Review RFP specification, lead technical clarification meeting with sub-contractor, and verify sub-contractor’s proposals.
* Identify risk of cost and schedule. Evaluate risk and develop risk mitigation plan.
Qualification
* Bachelor’s degree in mechanical engineering or related field.
* 5+ years of experience in HVAC or MEP-related area strongly preferred.
* 5 - 10 years’ experience in a related position
* Basic knowledge of construction industry
* Proficiency of MS Office products (Word, Excel, PowerPoint, etc.)
* Ability to manage multiple priorities with a close attention to detail.
* Ability to work well in a team environment.
* Bilingual (English/Korean) communication skills (written/spoken) is a plus, but not a must.

Responsibilities
* Independently review, analyze, and report on baseline schedules submitted by sub-contractors.
* Independently review and analyze monthly schedule updates and complete reporting requirements.
* Coordinate review of the project schedule updates with the appropriate staff (PM, Project engineers, Superintendent etc.)
* Review and analyze contractors submitted Time Impact (Entitlement) Analysis, report on findings and assist PM and site head in the negotiation of time schedule.
* Scheduling including related cost loading, cost status reporting, cash flow projections, task/confirmation lists, claims analysis, overall assessment of the program status and periodic reports for oversight management and field coordination.
* Follow appropriate internal control safeguards to ensure consistent reporting of accurate information.
* Develop and provide schedule implication during the proposal phase.
Qualification
* 5+ years’ experience developing and managing construction schedules on large scope projects.
* 10+ years’ broad construction experience preferred.
* Bachelor’s degree in related field or equivalent.
* High level of proficiency with Primavera (or equivalent software) required.
* Certified as a Planning & Scheduling Professional through ACCE preferred
* Excellent verbal and written communication skills.
* Proficiency of MS Office products (Word, Excel, PowerPoint, etc.)
* Ability to manage multiple priorities with a close attention to detail.
* Ability to work well in a team environment.
* Bilingual (English/Korean) communication skills (written/spoken) is a plus, but not a must.
