Salary: $90,000 ~ $ 100,000 (네고 가능)

[Summary]

The FM Utility Manager supports the overall facility management operations, working closely with the Electric Supervisor and a mechanical Supervisor to ensure efficient and effective facility utilization, maintenance, and improvement. They assist in developing and implementing strategies to optimize facility performance and enhance occupant experience. Responsibilities include coordinating maintenance activities, managing budgets, ensuring compliance with safety and regulatory standards, and overseeing vendor contracts and relationships. The FM Utility Manager also assists in space planning, security protocols, project management, and leading facility staff. They play a vital role in maintaining a safe and functional environment while supporting the Facility Management Manager in achieving organizational goals.

[Minimum Qualifications]

- Education: Bachelor’s degree in both Electrical & Mechanical Engineering or related area.
- State-approved license preferred, but not required. (Electrical & Mechanical contractor)
- Over 7 years of professional experience on live facility maintenance preferred.
- Experience with Korean company/culture preferred.

[Knowledge, Skills, and Abilities]

• Knowledge

    - In-depth knowledge of electrical parts, components, and systems.
    - Understanding of plumbing systems, electrical facilities, mechanical systems, air compressors, boilers, waste water treatment, HVAC systems, fire protection systems, landscape and building facility repair, etc.
    - Familiarity with industry standards and regulations related to electrical parts.
    - Knowledge of electrical manufacturing processes, materials, and quality control methods.
    - Understanding of inventory management principles and practices for electrical parts.
    - Knowledge of maintenance and repair procedures for electrical equipment.
 
• Skills

    - Strong technical skills to identify, assess, and troubleshoot electrical part issues.
    - Proficiency in reading and interpreting electrical diagrams, schematics, and specifications.
    - Ability to use relevant tools and equipment for electrical part inspection, measurement, and assembly.
    - Knowledge of electrical testing and measurement techniques.
    - Attention to detail and precision in handling and fitting electrical parts.
    - Excellent organizational skills to manage and track inventory of electrical parts.
    - Proficiency in using relevant software for inventory management and documentation.
 
• Abilities

    - Strong problem-solving skills to analyze and resolve mechanical part-related issues.
    - Ability to assist in planning and coordinating the procurement and sourcing of mechanical parts.
    - Capacity to work collaboratively with cross-functional teams and external suppliers.
    - Effective communication skills to interact with vendors, engineers, and other stakeholders.
    - Ability to work in a fast-paced environment and prioritize tasks effectively.
    - Capacity to adapt to changes in technology and industry trends related to mechanical parts.
    - Strong commitment to maintaining safety standards and adhering to regulations.
 
[Essential Functions]

    - Develop facility maintenance plans: Contribute to the creation of maintenance plans for the facility. Adjust work schedules according to the plans and assist in overseeing repair and maintenance activities.
    - Support facility maintenance team: Provide assistances to the facility maintenance team by assigning roles and responsibilities to team members. Offer necessary resources to foster collaboration and productivity within the team.
    - Manage facility maintenance operations: Support maintenance and preservation activities for the facility, including plumbing, electrical systems, mechanical equipment, air compressors, boilers, wastewater treatment, HVAC systems, fire protection systems, landscape maintenance, and building repairs.
    - Manage and support on-site construction inspection and punch list equipment installation and commissioning inspection.
    - Manage and support facility safety and regulatory compliance: Assist in adhering to relevant laws and regulations to ensure facility safety. Support compliance with safety procedures and policies, and participate in reporting and addressing safety issues or hazards.
    - Manage facility maintenance budget: Assist in budget preparation, monitor expenditures, and provide support for budget reporting to achieve budget schedules and efficiency.
    - Manage external collaborations: Maintain relationships and facilitate collaboration with external contractors and service providers. Verify contract and agreement terms and facilitate communication with external partners.
    - Manage maintenance of facility maintenance records: Assist in maintaining documentation and records of maintenance activities. Manage work logs, maintenance reports, and documentation requirements.
    - Manage problem-solving and emergency response: Support problem-solving related to facility maintenance and assist in responding to emergency situations.
    - Stay updated on technology advancements and industry trends: Stay informed about facility maintenance technology, methods, and industry trends to contribute to continuous improvement efforts within the team.
