Summary

The Facility Maintenance Technician plays a crucial role in ensuring the smooth operation and maintenance of the facility. They work under the guidance of the Facility Management Manager to carry out maintenance tasks, conduct repairs, and support facility improvement initiatives. Their primary responsibilities include performing routine inspections, troubleshooting equipment issues, and conducting preventive maintenance activities. They respond promptly to maintenance requests and prioritize tasks to minimize disruption to facility operations. The Facility Maintenance Technician also maintains accurate records of maintenance activities and collaborates with the facility management team to ensure compliance with safety standards and regulatory requirements. Their dedication to maintaining a safe and functional environment contributes to the overall success of the facility and supports the achievement of organizational objectives.

Minimum Qualifications

    • Education: Bachelor's degree or higher preferred.
    • State-approved license preferred. (Electrical)
    • 3~5 years of professional experience in live facility maintenance preferred.
    • Bilingual (Korean & English)
    • Experience with Korean company/culture preferred.

Knowledge, Skills, and Abilities

    • Knowledge
    - Electrical Systems: Comprehensive understanding of electrical systems, components, and equipment commonly found in facilities, including wiring,
        circuits, panels, transformers, motors, and lighting systems.
    - Electrical Codes and Regulations: Knowledge of local, national, and industry electrical codes and regulations to ensure compliance and safety in
        electrical installations and repairs.
    - Electrical Troubleshooting: Familiarity with troubleshooting techniques and diagnostic tools to identify and resolve electrical issues efficiently.
    - Blueprint and Schematic Reading: Ability to read and interpret electrical blueprints, schematics, and technical diagrams to understand electrical
        connections and systems.
    - Electrical Safety: Understanding of electrical safety practices, including lockout/tagout procedures, grounding techniques, and proper handling of
        electrical equipment.

    • Skills

    - Electrical Repairs: Proficiency in repairing and replacing electrical components, such as switches, outlets, breakers, fuses, and motors.
    - Electrical Testing and Measurement: Skill in using electrical testing equipment, such as multimeters, voltage testers, and amp probes, to diagnose
        electrical problems and measure voltage, current, and resistance.
    - Electrical Maintenance: Ability to perform preventive maintenance tasks on electrical systems and equipment, including cleaning, lubricating, and
        inspecting components.
    - Wiring and Circuit Installation: Proficiency in installing and connecting electrical wiring, circuits, and devices according to electrical codes and
        specifications.
    - Safety Compliance: Ability to follow safety protocols and guidelines while working with electrical systems and equipment to ensure personal safety
        and prevent electrical hazards.
    - Documentation: Skill in maintaining accurate records of electrical maintenance activities, repairs, and inspections.
    - Microsoft Office (Word, Powerpoint, Excel) and PDF experience.

    • Abilities

    - Attention to Detail: Keen eye for detail to identify electrical issues, diagnose problems accurately, and ensure precise repairs and installations.
    - Analytical Thinking: Ability to analyze electrical systems, troubleshoot problems systematically, and determine the most appropriate solutions.
    - Adaptability: Capacity to adapt to changing priorities, and work conditions, and handle multiple tasks while maintaining a high level of productivity and
        quality.
    - Communication: Effective communication skills to interact with team members, contractors, and stakeholders, including explaining electrical issues

    • Essential Functions

    - Assist in developing facility maintenance plans: Support and contribute to the development of maintenance plans for the facility. Assist in adjusting
        work schedules according to the plans and support repair and maintenance activities.
    - Support facility maintenance team: Provide support to the facility maintenance team and assist in assigning roles and responsibilities to team
        members. Offer necessary resources to enhance collaboration and productivity within the team.
    - Assist in facility maintenance operations: Support and assist in maintenance and preservation activities for the facility. This includes the maintenance of
        plumbing systems, electrical facilities, mechanical systems, air compressors, boilers, wastewater treatment, HVAC systems, fire protection systems
        landscape and building facility repair, etc.
    - Support On-site construction inspection and punch list Equipment installation and commissioning inspection.
    - Assist in facility safety and regulatory compliance: Provide support in adhering to relevant laws and regulations, ensuring facility safety. Assist in
        supporting compliance with safety procedures and policies and participating in reporting and addressing safety issues or hazards.
    - Assist in facility maintenance budget: Support the management of budgets for facility maintenance operations. Assist in budget preparation, monitoring
        expenditures, and providing support for budget reporting to achieve budget schedules and efficiency.
    - Assist in managing external collaborations: Maintain relationships and provide support in collaboration with external contractors and service
        providers. Verify contract and agreement terms and support communication with external partners.
    - Assist in maintaining facility maintenance records: Provide support in maintaining documentation and records of maintenance activities. Assist in
        managing work logs, maintenance reports, and documentation requirements.
    - Assist in problem-solving and emergency response: Support problem-solving related to facility maintenance and assist in responding to emergency
        situations.
    - Stay updated on technology advancements and industry trends: Assist in staying informed about facility maintenance technology, methods, and
        industry trends to contribute to continuous improvement efforts within the team.

    • Schedule: 8:00 AM TO 5:00 PM (The schedule can be changed in the future)
