Directly reports to: Commercial Property Manager

Job Description:
The Commercial Assistant Property Manager would support the Property Manager in his or her daily activities. The person will be helping get bids for work orders, regular property inspections, update tenants on their balances, gathering financial reports regarding each property. This person should be able to assume Property Manager’s responsibilities in their absence.

In order to be selected as a candidate, the person should be energetic, quick to adapt and respond to new situations, since not every work order is ever the same. This person should be very organized, highly detailed, and be able to respond quickly to requests. A friendly personality with strong communication skills is also highly valued.

Job Responsibilities:
The Assistant Property Manager’s responsibilities include, but are not limited to:
• Answering calls and interacting with Tenants, Vendors and Maintenance Contractors.
• Drafting letters, memos, and reports.
• Inspecting properties on a regular schedule.
• Generally assisting a Property Manager with daily activities.
• Respond to on-call after normal business hours emergencies.
• Prepare and deliver notices to tenants.
• Provide exceptional service to tenants, clients, and team members.
• Listen to tenant requests, concerns and maintenance issues.
• Assist in marketing activities as needed.
• Assume Property Manager's duties in absence.
• Run monthly Income Statement Reports and other Financial Reports needed for the property. 
Job Qualifications:

• Required:
o High school diploma or equivalent. Some college or professional school preferred
o Authorization to work in the United States of America
o Valid driver’s license and reliable transportation
o 1-2 years of office and clerical experience in a professional office environment
o Excellent computer skills (understand the difference between emailing CC and BCC, Reply ALL, use Google Calendar, how to use conference call tools like Google Meet, Zoom)
o Intermediate to advance level Microsoft Office experience (mostly Word and Excel)
o Windows 10 experience
o Willingness to undergo background check in accordance with local laws and regulations
• Preferred (but not required):
o 1-2 years of real estate experience
o 1-2 years of basic accounting and bookkeeping experience
o Experience with Dropbox cloud storage app
o Experience with AppFolio property management software
o Active Georgia real estate license
o Speak, read, write in a second language (Korean, Chinese, or Spanish) proficiently
